This loft is located in a very trendy Los Angeles Downtown neighborhood, previously a factory and now an ultra-modern building occupied by professionals and students, surrounded by trendy new shops and restaurants. This unit had a somewhat awkward floor plan and was sitting unsold for a while. Potential buyers just had a hard time imagining how to furnish the place. Modiano Design was called for a staging consultation and we created 3 optional solutions in a computerized rendering. After discussing them with the real estate agent, we agreed on one of the plans. We created a living/room bedroom combo at the back of the unit by the windows and used the remaining space for am office/dining space. When staging this unit, we took the surrounding neighborhood and the profile of the most likely potential buyer into consideration and decided to stage the space resembling a small, trendy boutique hotel. After the staging was done, the loft sold within the next few weeks.
